Overview: Horwath HTL was instructed to prepare a Market Valuation for lending purposes of a hotel portfolio with a combined 500+ bedrooms.
Solution: The portfolio comprised three operational hotels with a mix of historic period and more modern buildings, which between them held a dominant position in the local market for quality hotel rooms. At the time of the valuation the portfolio was owner operated.
Impementation: Our valuation was completed on time.
Overview: Horwath HTL worked with a brand agency to create a solid strategic foundation for the hospitality division of client’s holding and define a clear brand product architecture.
Solution: Horwath HTL’s scope of work included extensive market research with a focus on the upper upscale and luxury hotel markets on a global and regional level.
Implementation: Our findings and recommendations were presented in a series of workshops with the client and the client is currently implementing the brand strategy.

Solution: Our main scope of work included: operational reviews, contract reviews, preparation of documents for the data room as well as general transaction advice.

Description of Project: Horwath HTL provided an understanding of the key parameters affecting the positioning of the future project and its anticipated financial performance.
Solution: Our Market and Feasibility Study was used for financing purposes and the hotel subsequently opened in 2013.
Overview: Horwath HTL was appointed to provide a market and financial feasibility study in respect of a 42-key suite-led boutique hotel in the Midtown area of London, to be set within a historic Grade II listed building.
Solution: The project was divided into two phases. The first phase, undertaken in 2012, consisted of a high-level analysis of the viability of the proposed development.
Implementation: The property is currently scheduled to open by the end of 2016.
Overview: Horwath HTL was mandated to provide a comprehensive market & feasibility study for a proposed budget hotel as well as a due diligence report on a development offer on the site of a major leisure ground on the outskirts of Cambridge.
Solution: The aim was to grant a hotel developer or operator a ground lease. Horwath HTL was approached to conduct a market and feasibility study for the purposes of validating the feasibility of the proposed development, and of assessing the potential ground rent.
Implementation: Our recommendations and analysis of the proposed hotel helped the client to negotiate preferable terms to the development offer.
Overview: Horwath HTL has been working with the owners of Brentford Football Stadium on their proposed redevelopment of the site.
Solution: Our team undertook extensive local research and conducted a full analysis of the scheme in order to fully understand the opportunity for the proposed hotel component.

Project Overview: The resort of Courchevel observed that customers increasingly ask for more than just skiing. The challenge is to develop summer tourism. Hence Courchevel developed a leisure and wellness center organized around a pool complex in the center of the project organized around 3 areas (Sport, evasion, welfare), a large hall dedicated to the hosting of sport and cultural events (up to 2 500 spectators), a seminar center, a multimedia library, restaurants and shopping areas and comfort and outsid e facilities (parking, etc..)

Scope of Work: Urban Master Planning
Description of Project: Horwath HTL was engaged by Putrajaya Holdings, the developer of Putrajaya (the green field new federal city located south of kuala Lumpur) to assist in planning the hotel components to be included in the new city master plan. As part of the assignment, Horwath HTL conducted extensive market research on the level of existing and potential future demand levels and characteristics to be generated in and around Putrajaya to recommend the optimal number, size, type and location of the hotels to be incorporated in the overall project plan. We further assisted in identifying appropriate potential operators for the hotels to be included in the first phase of development.
