    Overview: Horwath HTL was appointed to undertake a short feasibility study for a select service upscale hotel.

    Description of Project: Horwath HTL provided an understanding of the key parameters affecting the positioning of the future project and its anticipated financial performance.

    Feasibility Study – London, UK

    Overview: Horwath HTL was appointed to provide a market and financial feasibility study in respect of a 42-key suite-led boutique hotel in the Midtown area of London, to be set within a historic Grade II listed building.

    Solution: The project was divided into two phases. The first phase, undertaken in 2012, consisted of a high-level analysis of the viability of the proposed development.

    Implementation: The property is currently scheduled to open by the end of 2016.

    Feasibility Study – Cambridgeshire, UK

    Overview: Horwath HTL was mandated to provide a comprehensive market & feasibility study for a proposed budget hotel as well as a due diligence report on a development offer on the site of a major leisure ground on the outskirts of Cambridge.

    Solution: The aim was to grant a hotel developer or operator a ground lease. Horwath HTL was approached to conduct a market and feasibility study for the purposes of validating the feasibility of the proposed development, and of assessing the potential ground rent.

    Implementation: Our recommendations and analysis of the proposed hotel helped the client to negotiate preferable terms to the development offer.
